Advertising Disclosure
Right now we carry no advertising and no affiliate links. Here is how we will handle it if that changes.
Last updated
You should know who pays for what you read, especially on a site about money. This page explains how The Mortgage Guide Hub is funded today and the rules we will follow if that changes.
Today: no ads and no affiliate links
As of October 2026, The Mortgage Guide Hub has:
- no advertising
- no affiliate links (links that pay a website a fee when a reader clicks or signs up)
- no sponsored content or paid placements
No lender, broker or other company pays us to be mentioned, linked or ranked. We do not take loan applications and we earn nothing from any loan you take out. The links in our guides point to official sources such as HUD, the VA, USDA, FHFA, Fannie Mae, Freddie Mac, the CFPB and the IRS.
If we add advertising or affiliate links
The site may carry clearly labelled advertising or affiliate links in the future. If it does, we will follow these rules:
| Rule | What it means for you |
|---|---|
| Clear labels | Ads will be marked “Advertisement” or “Sponsored”, and affiliate links will be disclosed on the page where they appear, near the link |
| Technical labelling | Paid and affiliate links will carry the rel="sponsored" attribute, which tells search engines the link is paid |
| Separation | Ads will be visually separate from guide text, so you can always tell them apart |
| No influence on content | Payment will never change what a guide says, how programs are compared or which options we mention |
| No rankings for sale | We do not publish lender rankings, and we will not sell placement in any list or comparison |
| Updated disclosure | We will update this page before any paid content appears on the site |
Editorial independence comes first
Our editorial policy keeps writing and money apart. The editorial team decides what to cover and what to say based on official sources, not on who might pay. If a paid relationship ever creates a conflict of interest with a topic we cover, we will disclose it on that page.
FTC endorsement rules
The Federal Trade Commission (FTC) requires that paid relationships behind endorsements and recommendations be disclosed clearly. If we add advertising or affiliate links, we will follow the FTC’s Guides Concerning the Use of Endorsements and Testimonials in Advertising. That means disclosures that are clear, easy to notice and placed close to the link or claim they relate to.
We do not publish reviews or testimonials about lenders or loan products.
The newsletter
Our newsletter follows the same rules. It contains no lender promotions and no paid placements.
